Purpose Future Fellow - Emerging Fund Manager
Joe Pileri
Chief Legal Officer, Mission Driven Finance
Joe Pileri is transforming the early childcare and education sector by providing quality home- and center-based providers with the opportunity to build wealth and acquire real estate.
In his fellowship, Joe Pileri is working to build Mission Driven Finance’s community REIT (cREIT). The cREIT will invest in a portfolio of residential and commercial child care properties, with profit sharing and cooperative features embedded to help providers build wealth, business stability, and community. Every project will expand the availability of quality child care, focusing on underserved communities and families. Launching in four geographies, the national cREIT’s equity and debt will be deployed through locally-managed structures that share profits and property appreciation with providers, and will work closely with local child care ecosystem partners and government entities. Properties will be leased to providers at affordable rates, creating steady dividends for cREIT investors, and the evergreen fund will recycle capital and help providers build wealth by helping them purchase their facilities/homes in whole or in part.
Joe Pileri has over a decade of experience representing mission-driven organizations and working with diverse communities. Joe began his career in the corporate department of a large international law firm and later worked in a nonprofit legal services organization, both in Los Angeles. Most recently, Joe taught and supervised law students in legal clinics at Georgetown University Law Center and American University, where he represented social enterprises and community economic development-focused organizations. Joe is a graduate of the University of California, Los Angeles, and Harvard Law School and received an LL.M. in advocacy from Georgetown University Law Center. Joe lives in Washington, D.C. but considers Southern California home.
